Boracay Real Estate, invest in Boracay Philippines Real Estate, Fairways Bluewater Boracay Philippines Golf Course & Country Club Resort. Boracay Golf (the generic name for Aklan Real Estate & Property Consultancy Services) has entered into an exclusive, contractual joint venture agreement with Fil-Estate Realty Corporation, the owners and developers of Fairways & Bluewater Resort, Golf and Country Club. The purpose of this agreement is to develop certain buildings within the environs of “The Club” to provide what are probably the only fully titled condominium units that are currently available on Boracay Island.

The units are being offered to both domestic and foreign buyers alike who are looking to make a purchase for lifestyle or purely investment reasons.

There are a full range of large, luxury units available including 2 Bedrooms, 1 Bedroom and Studio type units. Each unit available is fully furnished and equipped and comes with automatic family membership (unit owners only) of “The Club” for the tenure of ownership.

Upon completion of the sales transaction, the buyer is expected to enter into a Management/Leaseback agreement to enable the specific unit to be entered into a pool of units to be operated and managed by “The Club”. Should the buyer be unwilling to enter into such an agreement, then appropriate monthly charges (e.g maintenance, upkeep, security etc) will be levied in line with any other Condominium Incorporation. Any such charges, at this time, cannot be projected.

Within the grounds of the Fairways & Bluewater Resort Golf & Country Club grounds, there are a few buildings which have been designated for development as Golf Villatel Apartments instead of villa units. The apartments will be fully furnished and fully equipped. Construction of Villa Ysabel has already been completed.

The primary purpose of the Golf Villatel apartments is to address the shortage of rooms on the island, particularly during the peak season. Each year, there are over 400,000 local and foreign tourists who flock to the island, according to current records. With roughly 3,500 rooms on the island, there is currently a shortfall on requirements if each and every tourist is to be sheltered comfortably for the duration of their stay on the island.

Given the shortfall, and the controls over construction on the island, the expectations of success for the project are obvious.

The Villatel apartments will be actively marketed to bring in revenue for the owners of the units.

However, this project will not only provide necessary rooms for tourists, it also stands to provide first class accommodations in luxurious quarter's ideal for high-end clients who are very particular about such indulgences wherever they go. With this in mind, the suites will not be the standard bedroom units, but 2-bedroom apartments that are more fitting for families or groups traveling together.

The Villatel units are being offered on an extremely limited basis to international investors who are looking for a passive income stream. Purchase of a Villatel apartment will bring both the ownership of the unit itself, and membership of the Fairways & Bluewater Resort Golf & Country Club. This means that the unit owner, and their dependents, may play the course at any time. The unit owner may, of course, stay in the unit whenever they desire.

Best of all, apartment owners and guests will enjoy the spaciousness and exclusivity of the Fairways & Bluewater Resort Golf & Country Club complex with its own private beach, Paradise Cove, away from the long beach area. Still, if they wish, they are provided access to the long beach through the Club's White Beach Terraces Hotel fronting the area.

Since the resort is self-contained, it also offers access to a wide range of recreational amenities that other resorts in Boracay cannot, and in some cases may never be able to duplicate in just one resort. These include the golf course, three private coves and other sports facilities housed in the first-class clubhouse. With all these, it would not be necessary to spend time at the long beach, because numerous amenities will have already been provided at the Paradise Cove area alone:

A very secure and private beach exclusive to Club members and Villatel suite owners and their guests, both local and foreign. Beach Clubhouse with fresh water swimming pool and a beautiful view. An aviary with observation deck.

A butterfly farm.

A kiddies center with a shipwreck play area where kids and the young at heart can slide, swing and splash their day away.

A wine cellar inside an authentic cave whose products will be served at the bar at the mouth of the cave.

A park for strolling.

A water sports center where equipment such as speedboats and kayaks are rented out.

Several nipa huts or "bahay-papag", open all sides, strategically scattered over the beach, perfect for relaxing after a day out in the water.

A beach bar.

An elevated open-air deck patio, facing the beach, ideal for coffee, cool drinks and lounging.

A grill restaurant beneath the open-air deck patio serving freshly grilled sumptuous meals.
